Jim has extensive experience in working with International clients from China, Germany, Japan, Italy, France, Canada, Taiwan, Scotland, England, Mexico and South Africa.
Jim’s passion for understanding the intricacies of industrial operations began in the early 1980’s as a district manager with ADP. His working knowledge and experience with market sectors including textiles, furniture, assembly, computer board manufacturing and bottling applied well to assisting industry with their facility requirements. However distribution and warehouse logistics are the mainstay of the company’s business; with the largest Logistics sale being 850,000 Square Feet.

Sample Real Estate Transactions:
2000-2013 – Represented Buyer (Speizman Industries) in the acquisition of 130,000 SF Dillard Department Store distribution center and assisted in 100,000 SF addition. Later Sold the facility (230,000 SF) to National Investor, leased facility to International Tenant and Sold again to Canadian Investors.
2003 – Leased 192,000 SF Bendix Facility for National Investor to Boston Gear – 10 Year Lease.
1987-2005 – Represented CSX Railroad in 8-10 Land Sales with the largest being 50+ Acres to Roadway Logistics and now FedEx Ground – Charlotte NC
2008 – Sold FedEx building to Hotel Developer and negotiated 5 year renewal with Fed Ex. – Charleston SC
2011 – 10 Year Renewal on 78,000 SF Fed Ex building for Investor . – Knoxville TN
2013 – Sold (3) three vacant buildings in the South End to local investor (my first boss out of college) and subsequently leased them.
Personal Development Experience:
1998 – Developed/Organized restoration of the Circa 1922 Historic Textile Mill Supply Building Charlotte, NC 36,000 SF, 4 Story heavy timber constructed building in South End. Received National Historic Status and local awards. Converted from Distribution to Office.
1996 – Developed/Organized the 76,000 SF Lionel Toy Warehouse on South Blvd in Charlotte into an upscale self storage climatized facility. Ultimately sold to a National REIT.
2000 – Developed/Organized the 45,000 SF Takatori building at Wendover and Monroe Road in Charlotte to become the flagship property of Carolina Climate Controlled Storage Center in Charlotte. The facility was later expanded by 10,000 Square Feet.
2008 – Redeveloped the former Converse Research building on Westinghouse Blvd. Renovated the building in 2008 and converted into 14 separate suites of various sizes with drive in capability and plug and play internet services. The property was renovated incorporating the latest seismic regulations and well as unique features not found in the market.
